Planning guide lantern, conservatory and orangery roof

You do not normally need to apply for planning permission to re-roof your house or to insert roof lights or skylights as the permitted development rules allow for roof alterations  but if part of any extension or conservatory/orangery structure it must must not exceed or even cover over 50% of the size of the house and must not more than 50% of a house width.

 

Do ensure its inside any height guidelines and I believe these are 4m high, the eaves must be under 3m tall if within 2m of any structure boundaries.Do please understand I am not a planning consultant so do ensure you get in touch with your local planning office at the council.

Any alteration must not have a projection of anything over 50 millimetres from the existing roof plane and if you are making any alteration or addition it should be below the apex of the existing roof of your home. You might have seen that all side facing windows are not only glazed with obsure glass but are also 1.8m off the floor and this is all to do with planning but don't take my word for and do contact your local planning department.
